Hard water and the white line on your tile
A good part of Homestead and most of the Redland runs on well water, and that water is hard. Calcium hardness that would be 250 ppm on county water can come out of a well at 400 or higher. Top a pool off with it a few times through a dry spring and the calcium concentrates as the water evaporates.
What you see is a chalky white band on the waterline tile that will not come off with a brush. That is calcium carbonate scale, and once it is bonded it needs a bead blast or an acid tile cleaning, not more scrubbing. Left alone it spreads down the wall and it will roughen plaster.
The way to stay ahead of it is to watch pH and total alkalinity rather than fight the scale. Hard water plus high pH is what makes calcium drop out of solution. We keep pH in the low 7s here on purpose, we test calcium hardness monthly instead of quarterly, and if you are topping off from a well we will tell you when it is time for a partial drain and refill rather than letting it build.
Dust off the Redland
Homestead sits next to working farmland, and in the dry season the fields and the groves put fine dust in the air. It settles on the water and then on the floor as a light silt, especially on windy days and during field turnover. It also carries a bit of everything a farm uses, which is why we vacuum here rather than brushing it toward the drain and hoping.
If you are close to open fields, expect the filter to load up faster than the label suggests. We track filter pressure weekly, and on Redland pools a cleaning every eight to ten weeks is normal rather than the usual twelve.
Salt systems and newer construction
A lot of the newer building around Keys Gate and Silver Palm went in with salt chlorine generators. Salt pools are less work week to week, but the cell needs an acid bath two or three times a year and it needs it more often on hard water, because scale forms on the plates and output drops before the panel ever warns you.
We check cell output and salt level as part of the visit, and we pull and inspect the cell on a schedule instead of waiting for the pool to lose chlorine. A cell that gets cleaned on time lasts five to seven years. One that gets ignored on Homestead well water can be done in three.
